A 4-point inspection is a type of home inspection that may be required to either obtain or maintain insurance coverage. This inspection was designed by home insurance companies to help them get a more comprehensive understanding of the properties they are insuring. Some insurance companies will request a 4-point inspection after the home reaches a certain age. Others may require any newly-purchased home to have a 4-point inspection performed. This varies, based on your insurance company and their underwriting rules.

What Is Included In a 4-Point Inspection?

The 4-point inspection includes a visual-only examination of the following four areas of the home:

  • Roof
  • Electrical
  • Plumbing
  • HVAC

These points are the most common areas that result in an insurance claim and the insurance company wants to be assured that these elements are in sound, working order. This is not the type of inspection used when purchasing a home.

What If the Home Fails a 4-Point Inspection?

Some insurance companies will not insure you at all if you do not fix the problem(s) identified in the inspection. Some companies will insure you, but add an exclusion. If the problem(s) are fixed, some insurers will accept a receipt from a licensed contractor, some may require another 4-point inspection. Always confirm with the insurer what is required.
