McKinney issued its highest number of single-family permits since 2017 last year, with Painted Tree ranking as one of the top-selling master-planned communities in all of DFW. That build pace means new homes are coming off production lines faster than ever in Painted Tree, Trinity Falls, Shaded Tree, and Erwin Farms. We know the builders active here and what to look for in their work.
Every home inspection includes a full sprinkler system evaluation at no extra charge — standard with every McKinney home inspection, new construction or resale.
Your detailed, photo-rich digital report is in your inbox within 2 hours of the home inspection — fast enough to act before your option period expires.
Had a great inspection experience with Anchor on a new build home. Heath finished early at the home and offered to wait for me to show up to discuss his findings in person. There was not a ton to find, but Heath's report was still really thorough in capturing both the good and the bad. He explained everything and whether or not it was a mandatory/safety fix or a matter of opinion. I also appreciated that the report/Heath helped document and explain all of the important mechanicals (water shutoffs, meters, HVAC, appliance labels, etc) in the new home. The report describes what you will observe if there are issues with any of these systems in the future. Lastly, Heath made it clear that the report makes you a customer for life and can contact him at any time in the future with questions.
McKinney is one of the largest and fastest-growing cities in Collin County — its population reached an estimated 235,000 residents in 2025 and has more than doubled over the last 20 years. That growth is driven by master-planned communities built on the Blackland Prairie clay soils that define this part of North Texas, where foundations swell when wet and shrink when dry, putting continuous stress on slabs, brick veneer, and drainage systems. Whether you're buying a new home in Painted Tree or a resale in Stonebridge Ranch, a TREC-licensed home inspection gives you clear answers about foundation performance, roof condition, and major systems before your option period runs out.
McKinney's sustained growth, Blackland Prairie clay soils, master-planned drainage systems, and a mix of new construction and established resale neighborhoods create inspection conditions that require local knowledge — not a generic checklist. In every McKinney home inspection, we focus on what actually affects homes in this market:
McKinney sits in the Blackland Prairie region of Collin County, where deep, dark alkaline clays — known for extremely high shrink-swell properties — shift with every moisture cycle. These soils cause foundation movement, slab cracking, brick veneer step cracks, and differential settlement, especially where drainage is poor or irrigation is inconsistent. Post-tension slab foundations are standard throughout McKinney's production neighborhoods, designed to manage these cycles — but even post-tension slabs can show distress when grading and drainage are inadequate. We look for differential settlement, sticking doors and windows, drywall separation, brick veneer cracking, and grading conditions that concentrate moisture at the slab perimeter.
McKinney's master-planned communities — including Painted Tree and Trinity Falls — are built around lakes, ponds, and the East Fork of the Trinity River. That proximity to water features can increase exposure to higher water tables, soil moisture variability, and localized drainage challenges around homes. FEMA-mapped floodplain areas exist along major creek corridors and the Trinity River. Beyond formal flood zones, poor drainage on expansive Blackland clay accelerates foundation movement. We evaluate how water moves around every property and flag conditions buyers should verify with FEMA flood maps.
McKinney issued 2,310 single-family permits in 2024 — the highest count since 2017. Painted Tree alone accounted for 787 of those permits. That kind of sustained production volume across multiple active builders means compressed construction timelines are the norm. We inspect new homes with the same rigor as resale, checking grading, roof installation, framing, mechanical systems, and site preparation for issues that commonly surface in fast-built production homes.
Hail and windstorms are common across the DFW area, and McKinney's location in Collin County puts it squarely in the path of storm systems that regularly track through North Texas. We check shingles, flashing, vents, gutters, and roof penetrations for bruising, granule loss, lifted edges, and other storm-related damage.
We inspect attic framing, insulation, ductwork, and ventilation plus heating and cooling equipment performance so you know how the system will handle McKinney summers — where attic temperatures routinely exceed 140°F.
We pay close attention to downspouts, grading, landscaping, and visible irrigation conditions that can worsen clay-soil movement if water is allowed to pool near the foundation. Sprinkler evaluation is included with every home inspection at no extra charge.
McKinney's building boom has attracted multiple active homebuilders producing hundreds of new homes each year across master-planned communities throughout the city. New homes on McKinney's expansive Blackland Prairie clay sit on post-tension slab foundations designed to manage shrink–swell cycles — but even new construction from established builders can have grading, framing, roof, and mechanical issues that are far easier to resolve before closing than after.
Active builders currently constructing homes in McKinney include Bloomfield Homes, Drees Custom Homes, Coventry Homes, Tri Pointe Homes, CB JENI Homes, and others building across Painted Tree, Trinity Falls, Shaded Tree, and Erwin Farms. Regardless of builder, every new home benefits from an independent, third-party inspection before you close.
During a McKinney new construction home inspection, we:
You receive a same-day, photo-rich report that you and your builder can use to document defects before closing — so you're not inheriting problems that should have been fixed during construction.
McKinney's resale market includes homes near historic downtown McKinney built with older construction methods — pier-and-beam foundations, early slab, and aging wiring and plumbing. Established 2000s-era neighborhoods throughout the city — including Stonebridge Ranch, Eldorado, Greens of McKinney, Harvest Bend, Heatherwood, Mallard Lakes, Mouzon, Sorrellwood Park, Stone Brooke Crossing, Summit View Lakes, Village Park, Villages of Lake Forest, and Urbanton — reflect production home building that has now been through multiple cycles of Collin County heat, drought, and storm seasons. These homes often show the cumulative effects of expansive clay soil: foundation movement, brick veneer cracks, drainage issues, and aging mechanical systems. Our pre-purchase inspections are designed to surface those conditions before you commit.
A McKinney pre-purchase home inspection covers:
You walk away knowing which items are normal for homes in this market, which repairs are urgent, and what you can use to negotiate repairs or credits with the seller.
If you bought a new home in McKinney within the last year, the 11-month mark is your last real chance to make the builder fix defects on their dime instead of yours. McKinney's sustained build pace — 2,310 single-family permits in 2024 alone across dozens of active subdivisions — means compressed construction schedules are common. After your first full summer on Blackland Prairie clay, plus a storm season and a full shrink–swell cycle, foundation settlement, drywall cracking, drainage problems, and roof issues typically start to appear.
During an 11-Month Builder's Warranty Inspection in McKinney, we:
You receive a clear, itemized report with photos you can hand directly to the builder's warranty department before your 12-month deadline. We recommend scheduling between month 10 and month 11 so there's still time to submit your findings and allow the builder to respond.

This was my second time using Anchor Inspections for my pre-purchase home inspection. I was very, very satisfied with the thorough inspection and clear and concise information included in the extensive report produced after. Heath walked me through the report and showed me specifics in the house and explained the recommended repairs/service. He was so helpful with the process of getting ready to purchase my new home. I wouldn't do it without him!

See Full Details →Yes. McKinney issued 2,310 single-family permits in 2024 — the most since 2017 — with Painted Tree alone accounting for nearly 800 of those. That kind of production volume across multiple builders means compressed construction timelines are common. Even homes built by reputable builders can have grading, drainage, roof, and mechanical issues that are far less expensive to resolve before closing than after. A third-party TREC-licensed inspection gives you documented leverage with the builder before you sign off.
McKinney sits squarely in the Blackland Prairie, where deep, dark alkaline clays have very high shrink-swell properties. These soils swell significantly when wet and crack when dry, stressing post-tension slabs, brick veneer, and flatwork throughout every seasonal cycle. Consistent grading, working gutters, and balanced irrigation all play a role in reducing slab movement — and we evaluate all of those conditions during every inspection.
McKinney includes FEMA-mapped floodplain areas along major creek corridors and the East Fork of the Trinity River, particularly around master-planned communities like Trinity Falls that are built adjacent to waterways. Beyond formal flood zones, homes on expansive Blackland clay with poor drainage face accelerated foundation movement regardless of floodplain designation. Buyers should always verify a specific address against the FEMA Flood Map Service Center, and we flag drainage and grading concerns during every inspection.
Schedule between month 10 and month 11 of your builder's warranty. That timing gives the home a full cycle of heat, storms, and clay-soil movement before we inspect — which is when drainage problems, foundation settlement, and drywall cracking typically surface. It also leaves enough time to submit the report and get a builder response before your 12-month deadline.
Anchor Inspection Group delivers same-day, photo-rich reports — typically within 2 hours of the inspection. That turnaround is fast enough for most DFW option periods, giving you time to review findings, consult with your agent, and act before your deadline.

Best service, reports, and follow up!
I've used Anchor for all of my inspections over the past 4-5 years. Being in real estate I used to try different companies.
Now i just call Anchor Inspection Group.
Best service, reports, and follow up. They can get pretty busy at times, but if you want great service, trust me they're worth waiting a day or two to get. Highly recommend.
5 stars, excellent service!
Heath at Anchor Inspection Group was awesome! I am a first time home buyer, and felt in good
hands with him. He was very, very thorough, and patiently walked me through the entire house.
Others that read the report agreed that he did a great job. 5 stars, excellent service!
So pleased by their professionalism and efficiency!
We are in the midst of buying our first home and needed an inspection done asap. My husband contacted AIG and within the hour, received a response,
and had confirmed a price and date/time of the inspection. We were so pleased by their
professionalism and efficiency!
We showed up at the end and he detailed his concerns to us during the tour of the house
post-inspection, and really took his time to explain to us each element of the inspection
and answer any questions we had. He continued to answer our questions throughout the closing
process, and even connected with our realtor when needed.
Needless to say, we were very happy with our choice in AIG and would choose them again for
our future inspection needs!
You will not be disappointed with the quality of his report!
Highly recommended! Heath recently did a home inspection for us.
Very professional and will definitely use his service again.
His report was very thorough.
All appliance tags were pictured showing model and serial numbers for easy future reference.
You will not be disappointed with the quality of his report!
It was wonderful to have someone who was so helpful.
Heath is amazing. We actually had hired him to a re-inspection of our
home after we closed because we noticed some items we felt as if the other inspector should have caught.
Literally everything that was a concern of ours, he also found and notated.
It was wonderful to have someone who was so helpful and wanted us to really know our house as well as how to use it.
If all service firms provided Heath's level of service the world would be near perfect.
Heath is technically competent, patient, efficient, pleasant and
communicates well. He was prompt in setting our appointment and thorough in performing the inspection.
If all service firms provided Heath's level of service the world would be near perfect.
Highly recommend him to anyone looking for an inspection. Very satisfied!
Heath was great! He was flexible enough to do our home inspection on a Sunday.
When we got his report, it was very thorough. Just what we wanted since I was out of town and
could not be there. Great customer service too.
I would definitely use his services
again and highly recommend him to anyone looking for an inspection. Very satisfied!
I highly recommend him.
Heath was very prompt and extremely flexible. Not only was
he able to accommodate our tight schedule, he coordinated very well with the seller's agent
and was able to communicate with us over text messaging. We had a family emergency to attend
to, so we had to conduct all our transactions remotely.
He showed up to the appointment on time and sent us a text message upon completion of the
inspection. Heath was even able to handle secure payment via square (over email), so the
transaction went very smoothly. Within minutes of receipt of payment, he emailed us a very
detailed report, and noted items as detailed as "caulking around the baseboards".
I highly recommend him.
"This Guy is Good!"
Heath was very professional. He contacted me within minutes of HomeAdvisor.com assigning him the job. He communicated
up front what the inspection covered/didn't cover so that there were no surprises. He contacted the realtors to
schedule the inspection on the day that I requested and did a very thorough job. My realtor even commented saying
"this guy is good!"
Heath also set expectations regarding how long the inspection would take, including inviting
me to be in attendance, but letting me know that he would be very busy doing the inspection for the first couple
of hours, but would meet with me after he was done and that I would probably be bored if I was there the whole
time. As for the inspection itself, Heath did a great job both compiling the report (100+ pages), but also walking
through it in detail answering any/all of my questions.
I wouldn't hesitate to use Anchor Inspection (Heath) again.
Highly recommend him...Reliable!!!
Heath Hays was punctual with timely arrival, very professional, communicates clearly towards the end of inspection, listens to my concerns and answers, gives paper report and entire inspection by email before he left our property, easy and quick to schedule, will highly recommend him. Reliable!!!
Very thorough...easy to work with.
Very thorough and easy to work with. Was able to clearly explain our inspection results, leading to us being able to work with the seller to make repairs. Would certainly recommend and work with Heath in the future.
Keeps you in the loop...very detailed, responsive.
Heath was great. Keeps you in the loop and is very detailed, responsive. Answers any questions.
Very professional...extra effort.
The guy was very professional. He even made an extra effort to return later to finish his inspection since home seller did not have the property ready for him.
Very experienced ...thorough ...honest ...responsive.
Very experienced, thorough, pin-up and honest. He was proactive, professional and responsive to the demands. He talked us through his observations and suggested remedies. He offered availability for further consultation.
