Rockwall's population has grown more than 13% since 2020, reaching over 53,000 residents by 2024 — with most of that growth in master-planned communities built on the Blackland Prairie's highly expansive clay soils. We know the builders active here and what to look for in their work, whether you're buying new construction or resale.
Every home inspection includes a full sprinkler system evaluation at no extra charge — standard with every Rockwall home inspection, new construction or resale.
Your detailed, photo-rich digital report is in your inbox within 2 hours of the home inspection — fast enough to act before your option period expires.
My overall experience with the Anchor Inspection Group has been OUTSTANDING! 5 star operation for sure! They made sure all of my concerns were addressed and guided my realtor with their very thorough inspection process from top to bottom since we couldn't be there. My realtor said that she had never seen such a thorough and detailed process and final report ever and she was super impressed. If you are looking for the top of the line inspector and want to be sure to get it right, the best choice is Anchor Inspection Group. I guarantee it!
Buying a home in Rockwall means weighing lakefront lifestyle, newer master-planned neighborhoods, and the highly reactive Blackland Prairie clay soils that put constant stress on foundations, brick veneer, and drainage systems. Rockwall sits on some of North Texas's most expansive clay — soils that can change volume by 30–75% with seasonal moisture swings, and that affect homes differently than most buyers expect. Whether you're buying a new build in The Highlands or a resale home near the harbor district, a TREC-licensed home inspection gives you clear answers before your option period runs out.
Rockwall's combination of lakefront geography, rapid growth, and some of North Texas's most reactive clay soils creates inspection conditions that require local knowledge — not a generic checklist. In every Rockwall home inspection, we focus on what actually affects homes in this market:
Rockwall sits squarely in the Texas Blackland Prairie, with deep alkaline clay soils — known locally as "black gumbo" — that swell when wet and shrink when dry. Engineers and local foundation contractors consistently identify this as one of the most prevalent soil concerns in the Rockwall area. That seasonal movement stresses post-tension slabs, cracks brick veneer, and binds doors and windows over time. We look for differential settlement, foundation cracks, sticking doors and windows, drywall separation at corners, and grading conditions that concentrate moisture near the slab perimeter — all early indicators of clay-driven movement common in Rockwall's subdivisions.
Rockwall sits on the north shore of Lake Ray Hubbard, and some areas near the lake and its tributary creeks fall within FEMA-mapped floodplains. Even lots outside the mapped flood zone can have drainage challenges on expansive clay soils where ponding and poor grading accelerate foundation movement. We evaluate how water moves around the property, flag low spots and drainage concerns, and note conditions buyers should verify with FEMA flood maps and elevation certificates.
With over 600 new-construction homes actively marketed in Rockwall and multiple large production builders operating simultaneously, build schedules can be tight. We inspect new homes with the same rigor as resale — checking grading, roof installation, framing, mechanical systems, and site preparation for the issues that commonly surface in fast-built production homes.
North Texas storms bring heavy rain, high winds, and hail on a regular basis — and Rockwall's location east of Dallas puts it in the path of systems that track through this corridor regularly. We check shingles, flashing, vents, gutters, and roof penetrations for bruising, granule loss, lifted edges, and other storm-related damage that can go unnoticed until it becomes a leak.
We inspect attic framing, insulation, ductwork, and ventilation plus heating and cooling equipment performance so you know how the system will handle Rockwall summers — where long periods of high heat combined with drought conditions also intensify soil shrink-swell cycles and can stress plumbing at the slab.
We pay close attention to downspouts, grading, landscaping, and irrigation issues that can worsen clay-soil movement if water is allowed to pool near the foundation or if irrigation is inconsistent. Sprinkler evaluation is included with every home inspection at no extra charge.
Rockwall's building boom has attracted a broad roster of production homebuilders constructing homes across multiple active communities throughout the city. New homes here sit on post-tension slab foundations designed to manage shrink–swell cycles in Rockwall's expansive clay — but even new construction from established builders can have grading, framing, roof, and mechanical issues that are far easier to resolve before closing than after.
Active builders currently constructing homes in Rockwall include Highland Homes, Perry Homes, Pacesetter Homes, Shaddock Homes, David Weekley Homes, RockWell Homes, Drees Custom Homes, Tri Pointe Homes, CastleRock Communities, First Texas Homes, Bloomfield Homes, and others. Regardless of builder, every new home benefits from an independent, third-party inspection before you close.
During a Rockwall new construction home inspection, we:
You receive a same-day, photo-rich report that you and your builder can use to document defects before closing — so you're not inheriting problems that should have been fixed during construction.
Rockwall's resale market includes a mix of homes built from the early 2000s through the mid-2010s that have now been through multiple cycles of North Texas heat, drought, and storm seasons. These homes often show the cumulative effects of expansive clay soil: foundation movement, brick veneer cracking, drainage deterioration, and aging mechanical systems. Median home prices in Rockwall run around $515,000 — at that price point, a thorough inspection is the most cost-effective step you can take before committing.
A Rockwall pre-purchase home inspection covers:
You walk away knowing which items are normal for homes in this market, which repairs are urgent, and what you can use to negotiate repairs or credits with the seller.

If you bought a new home in Rockwall within the last year, the 11-month mark is your last real chance to make the builder fix defects on their dime instead of yours. Rockwall's fast build pace means compressed construction schedules — and after your first full summer on expansive clay, plus a storm season and a full shrink–swell cycle, foundation settlement, drywall cracking, drainage problems, and roof issues typically start to show up.
During an 11-Month Builder's Warranty Inspection in Rockwall, we:
You receive a clear, itemized report with photos you can hand directly to the builder's warranty department before your 12-month deadline. We recommend scheduling between month 10 and month 11 so there's still time to submit your findings and allow the builder to respond.

This was my second time using Anchor Inspections for my pre-purchase home inspection. I was very, very satisfied with the thorough inspection and clear and concise information included in the extensive report produced after. Heath walked me through the report and showed me specifics in the house and explained the recommended repairs/service. He was so helpful with the process of getting ready to purchase my new home. I wouldn't do it without him!

See Full Details →Yes. Rockwall has over a dozen active production builders working simultaneously across multiple subdivisions, which means compressed schedules and a lot of homes moving through the construction pipeline at once. Even homes built by well-known builders can have grading, drainage, roof, and mechanical issues that are far less expensive to resolve before closing than after. A third-party TREC-licensed inspection gives you documented leverage with the builder before you sign off.
Rockwall sits on the Texas Blackland Prairie, with deep alkaline clay soils that swell when wet and shrink when dry — sometimes several inches in a single season. That movement stresses post-tension slabs, cracks brick veneer, and binds doors and windows over time. We look closely at foundation performance, drainage, and grading to help you understand the current condition and any signs of ongoing movement.
Yes. Rockwall sits on the north shore of Lake Ray Hubbard, and some areas near the lake and its tributary creeks fall within FEMA-mapped floodplains. Even properties outside the mapped zones can have drainage and ponding issues on Rockwall's expansive clay soils. Buyers should verify flood map status at the FEMA Flood Map Service Center by address and ask about elevation certificates — we flag drainage concerns and proximity to known floodplain areas during the inspection.
Schedule between month 10 and month 11 of your builder's warranty. That timing gives the home a full cycle of heat, storms, and clay-soil movement before we inspect — which is when drainage problems, foundation settlement, and drywall cracking typically surface. It also leaves enough time to submit the report and get builder response before your 12-month deadline.
Anchor Inspection Group delivers same-day, photo-rich reports — typically within 2 hours of the inspection. That turnaround is fast enough for most DFW option periods, giving you time to review findings, consult with your agent, and act before your deadline.

Best service, reports, and follow up!
I've used Anchor for all of my inspections over the past 4-5 years. Being in real estate I used to try different companies.
Now i just call Anchor Inspection Group.
Best service, reports, and follow up. They can get pretty busy at times, but if you want great service, trust me they're worth waiting a day or two to get. Highly recommend.
5 stars, excellent service!
Heath at Anchor Inspection Group was awesome! I am a first time home buyer, and felt in good
hands with him. He was very, very thorough, and patiently walked me through the entire house.
Others that read the report agreed that he did a great job. 5 stars, excellent service!
So pleased by their professionalism and efficiency!
We are in the midst of buying our first home and needed an inspection done asap. My husband contacted AIG and within the hour, received a response,
and had confirmed a price and date/time of the inspection. We were so pleased by their
professionalism and efficiency!
We showed up at the end and he detailed his concerns to us during the tour of the house
post-inspection, and really took his time to explain to us each element of the inspection
and answer any questions we had. He continued to answer our questions throughout the closing
process, and even connected with our realtor when needed.
Needless to say, we were very happy with our choice in AIG and would choose them again for
our future inspection needs!
You will not be disappointed with the quality of his report!
Highly recommended! Heath recently did a home inspection for us.
Very professional and will definitely use his service again.
His report was very thorough.
All appliance tags were pictured showing model and serial numbers for easy future reference.
You will not be disappointed with the quality of his report!
It was wonderful to have someone who was so helpful.
Heath is amazing. We actually had hired him to a re-inspection of our
home after we closed because we noticed some items we felt as if the other inspector should have caught.
Literally everything that was a concern of ours, he also found and notated.
It was wonderful to have someone who was so helpful and wanted us to really know our house as well as how to use it.
If all service firms provided Heath's level of service the world would be near perfect.
Heath is technically competent, patient, efficient, pleasant and
communicates well. He was prompt in setting our appointment and thorough in performing the inspection.
If all service firms provided Heath's level of service the world would be near perfect.
Highly recommend him to anyone looking for an inspection. Very satisfied!
Heath was great! He was flexible enough to do our home inspection on a Sunday.
When we got his report, it was very thorough. Just what we wanted since I was out of town and
could not be there. Great customer service too.
I would definitely use his services
again and highly recommend him to anyone looking for an inspection. Very satisfied!
I highly recommend him.
Heath was very prompt and extremely flexible. Not only was
he able to accommodate our tight schedule, he coordinated very well with the seller's agent
and was able to communicate with us over text messaging. We had a family emergency to attend
to, so we had to conduct all our transactions remotely.
He showed up to the appointment on time and sent us a text message upon completion of the
inspection. Heath was even able to handle secure payment via square (over email), so the
transaction went very smoothly. Within minutes of receipt of payment, he emailed us a very
detailed report, and noted items as detailed as "caulking around the baseboards".
I highly recommend him.
"This Guy is Good!"
Heath was very professional. He contacted me within minutes of HomeAdvisor.com assigning him the job. He communicated
up front what the inspection covered/didn't cover so that there were no surprises. He contacted the realtors to
schedule the inspection on the day that I requested and did a very thorough job. My realtor even commented saying
"this guy is good!"
Heath also set expectations regarding how long the inspection would take, including inviting
me to be in attendance, but letting me know that he would be very busy doing the inspection for the first couple
of hours, but would meet with me after he was done and that I would probably be bored if I was there the whole
time. As for the inspection itself, Heath did a great job both compiling the report (100+ pages), but also walking
through it in detail answering any/all of my questions.
I wouldn't hesitate to use Anchor Inspection (Heath) again.
Highly recommend him...Reliable!!!
Heath Hays was punctual with timely arrival, very professional, communicates clearly towards the end of inspection, listens to my concerns and answers, gives paper report and entire inspection by email before he left our property, easy and quick to schedule, will highly recommend him. Reliable!!!
Very thorough...easy to work with.
Very thorough and easy to work with. Was able to clearly explain our inspection results, leading to us being able to work with the seller to make repairs. Would certainly recommend and work with Heath in the future.
Keeps you in the loop...very detailed, responsive.
Heath was great. Keeps you in the loop and is very detailed, responsive. Answers any questions.
Very professional...extra effort.
The guy was very professional. He even made an extra effort to return later to finish his inspection since home seller did not have the property ready for him.
Very experienced ...thorough ...honest ...responsive.
Very experienced, thorough, pin-up and honest. He was proactive, professional and responsive to the demands. He talked us through his observations and suggested remedies. He offered availability for further consultation.
